How the September 2026 San Antonio asking-rent median is counted

· Fact Lease

The September 2026 San Antonio citywide median is $21 per square foot per year (n=416), from 582 stated rents inside 1991 suite readings. Nulls are excluded. This is not availability. The table is on the September 2026 snapshot. This note is the count behind that table.

From suites to n

1991 suites have a reading dated inside 2026-09-01 through 2026-09-30, UTC. A date is the day a public page was read.

582 of those state a base rent. 1409 leave the rent unknown. The citywide n is 416. That n is the converted set, which is smaller than both the suite count and the stated-rent count.

24 duplicate readings were collapsed before the medians. A duplicate is the same address, suite label, rent, unit, and area. A blank address is not merged with another suite.

After that collapse, 416 readings convert to dollars per square foot per year. That is the citywide n. 15 stay in a per-month median because they state a monthly rent and no area. 19 stay in a per-square-foot median whose period was not stated. 108 stated rents stay outside every median because the unit could not be used.

Those pieces add back to the 582 stated rents: 24 collapsed, plus 416 converted, plus 15 monthly with no area, plus 19 period not stated, plus 108 excluded.

A null base rent is excluded from every median. Null does not mean zero. No excluded figure is replaced with an estimate.

Why two medians can share one dollar figure

The citywide $21 comes from an even count, so it is the mean of the two middle readings after sorting, positions 208 and 209 of 416. It is not the arithmetic mean of all 416.

Office is also $21 per square foot per year, on n=231. The office figure comes from an odd count, so it is the single middle reading after sorting, position 116 of 231. The shared dollar amount is two middles landing on the same number. The other classes are still inside the citywide median.

Plausibility band for the printed min–max: $3–$80 per square foot per year. 5 readings fall outside that band and are omitted from the printed range. Those readings stay in n and in the median.

The office row runs from $4.79 to $35. The median is $21. Readings outside the plausibility band are omitted from that range. The median is not the mean.

Class rows

Unit: dollars per square foot per year. Each n is the count after duplicate readings were collapsed. A median is not published when n is below 5. 139 converted readings have no stated use type. They stay in the citywide median. They are not a headline asset class, they are not given a class page, and they are not moved onto office, retail, industrial, or flex.

Asset classMediannMin–max
Office$21231$4.79–$35
Retail$1831$9–$30
Industrial$1014$6–$20
FlexNot published1

Retail is $18 per square foot per year (n=31, from $9 to $30). That figure comes from an odd count, so it is the single middle reading after sorting, position 16 of 31. n=31 is the whole class sample in this window. It is large enough to print and too small to treat as a stable submarket.

Industrial is $10 per square foot per year (n=14, from $6 to $20). That figure comes from an even count, so it is the mean of the two middle readings after sorting, positions 7 and 8 of 14. It is not the arithmetic mean of all 14. n=14 is the whole class sample in this window. It is large enough to print and too small to treat as a stable submarket.

Flex has 1 converted reading. A median is not published when n is below 5. That is not a flex market sample.

What was kept out of the citywide n

Readings that state a monthly rent and no area stay in a per-month median: office $450 per month (n=9). They are not divided into a per-square-foot rate.

Readings that state a per-square-foot figure and do not say year or month stay out of the per-year median: office $17.50 per square foot, period not stated (n=11); retail median not published (n=1).

Every published reading in this window is dated 2026-09-23. This is one observation date. No earlier month is filled in to draw a trend.

One postal code can move a class

The largest postal-code row is office 78228 at $21 per square foot per year (n=122). That is 122 of the 231 office readings in the per-year median. That is more than 30% of that cohort. 78228 is 122 of the 231 office readings (53%). One postal code is more than 30% of that cohort. This is not a balanced sample of office. A postal code is listed when at least 5 normalized readings share it inside one asset class. One building with many suites can move that row. The snapshot does not name a submarket.

What this note will not support

The figures above are asking rents printed on public pages dated 2026-09-23. They are not closed transactions, not effective rents, and not a confirmation that a suite is available. A null base rent stays out of the median. Fact Lease does not fill it in.
