582 of those state a base rent. 1409 leave the rent unknown. The citywide n is 416. That n is the converted set, which is smaller than both the suite count and the stated-rent count.
24 duplicate readings were collapsed before the medians. A duplicate is the same address, suite label, rent, unit, and area. A blank address is not merged with another suite.

The citywide $21 comes from an even count, so it is the mean of the two middle readings after sorting, positions 208 and 209 of 416. It is not the arithmetic mean of all 416.
Office is also $21 per square foot per year, on n=231. The office figure comes from an odd count, so it is the single middle reading after sorting, position 116 of 231. The shared dollar amount is two middles landing on the same number. The other classes are still inside the citywide median.
